Caldwell County, about 30 miles south of Austin, is where the Texas registration puts this project: 11255 Highway 142 in Maxwell, an unincorporated community on SH 142. Filed in May 2026 as TABS2026019322, it covers an 869,684 sq ft single-storey building of data halls and administration at a cost of $2.8 billion, cleared to start on 1 June 2026 and finish on 30 June 2028, with MG2 Architecture as designer. Reported full build-out runs beyond two million sq ft across two buildings and as much as $7.3 billion, on 330 acres near the LCRA's Timmerman plant, a 380 MW gas peaker commissioned in 2025. Capital Land Investments I LP of Driftwood, Texas is the landowner of record. Edged builds to a waterless closed-loop design with a PUE target near 1.15 and publishes no capacity for the site; its own location list runs Atlanta, Chicago, Columbus, Dallas, Des Moines, Kansas City and Phoenix. The county granted a Chapter 312 abatement on 26 March 2026, then voted 5-0 on 14 August 2026 to suspend data-centre incentives through 2027.
