A 4.05-acre parcel at 500 NW 137th Avenue, in Miami's Airport West submarket, is where Metrobloks is building MIA-MB01, bought from Sagard Real Estate in April 2025 against a $150m development. The scheme is 112,900 sq ft in total with two data halls of 15,200 sq ft each, 15.2 MW of critical IT load split evenly between them, and a will-serve letter from Florida Power & Light covering 22 MW. Cooling is designed for air and liquid, to 150 kW per rack, against an expected PUE the developer has not published. Metrobloks puts the site 0.21 ms from the NAP of the Americas and targets live capacity in the third quarter of 2026; it also holds sites in Philadelphia and Milan. Founder Ernest Popescu came from Iron Mountain, and the backing runs through Current Equity Partners, Serena Capital and a EUR 100m European partnership with Eurazeo. The Tier III reference attached to the design is the developer's own standard rather than an issued certificate.
