Its technical space reached directory listings through landlord marketing, which offered Energy Plant and Data Center space as an amenity for office tenants rather than as a product from a named operator. Maurice Kanbar sold his whole 13-building, 2.1 million sq ft downtown Tulsa portfolio to Price Family Properties for close to $110 million across 2016 and 2017. American Residential Group, a Tulsa multifamily developer, bought the Philcade in July 2026 with partner Morris & Atlas for a $95 million conversion to a hotel, apartments and restaurants, supported by a City of Tulsa tax district approved on 12 March 2026 and targeted for completion in 2028. Tenants including the Decopolis Tulsa Art Deco Museum have already begun moving out.
