BluSky Nephi
1358 North 200 West, Nephi, UT, 84648, US
A tenth of an acre per megawatt is the shape of BluSky AI's Nephi proposal: 0.375 acres, about 16,000 sq ft, at 1358 N 200 W in Juab County, held under a non-binding letter of intent signed on 23 September 2025 and still at that stage in the company's annual report of 31 March 2026. The proposed ten-year triple-net lease, with two five-year options, starts at $4,000 a month and rises to $28,000 once 4 MW is activated - power the site does not yet have, since BluSky would carry the cost of the site modifications, power upgrades and permitting itself.

Frequently asked questions
Which agreement covers BluSky's Nephi site?
A non-binding letter of intent signed on 23 September 2025 for a triple-net lease of ten years plus two five-year options, with a 120-day inspection period and twelve months to begin installing modules.
How much power is planned at Nephi?
4 MW is the design target the company reports. The rent steps from $4,000 to $28,000 a month on activation of that capacity, so the power is a future condition rather than a delivered supply.
How large is the Nephi site?
About 16,000 sq ft, or 0.375 acres, at 1358 N 200 W - a modular container deployment rather than a building, with additional land said to be available.
