DFW9 at 3080 Batchler Road was the first of the Red Oak buildings to come online and sets the pattern for the campus: 200,000 square feet of IT space against 60 megawatts of critical load, cooled N+1, supporting 45 kW per cabinet on air and over 100 kW with direct liquid cooling. Sixty megawatts in one building is more critical load than most operators run in an entire metro. A tenant sizing an AI training cluster here is choosing between whole halls rather than cabinets, and the campus substation means the power is already contracted rather than queued behind a utility interconnection study — which in North Texas in 2026 is the constraint that actually decides project timelines.
