The 491,310 sq ft Neiman Marcus distribution warehouse that Provident Realty bought in 2021 has given way to a data-centre campus at 111 Customer Way in the Las Colinas district of Irving. PowerHouse Data Centers, the data-centre arm of American Real Estate Partners, closed on the 50-acre site on 15 May 2024, started construction in early 2025 and topped out the first building in late March 2026. Up to three buildings are planned, 946,200 sq ft developable in all, with roughly 67 MW behind each and 201 MW of maximum utility power for the campus, delivered by Oncor Electric Delivery from an adjacent substation. Harrison Street is the capital partner in the joint venture and Brasfield & Gorrie the general contractor. These are powered shells - PowerHouse delivers building and power, and the occupier fits out and operates. The delivery window runs to the first quarter of 2027.
