Water is the piece AWS settled first at New Florence: the campus is to draw from its own deep wells, sunk more than 600 feet below the depth of any nearby residential well, with over $5 million of water infrastructure built on site. The ground runs to about 1,000 acres by the Interstate 70 and Highway 19 interchange in Montgomery County, Missouri, filed by NorthPoint Development LLC and known through the county process as Project Green. AWS told a county hearing in January 2026 that it would build a minimum of four buildings and a maximum of seventeen. Ameren Missouri will serve the site, with AWS paying for new substations and handing them over. The commission approved the incentive framework in December 2025; Amazon pledged $10 billion publicly in June 2026, against an $8.5 billion minimum in the filing. The county confirmed in November 2025 that the scheme meets existing zoning and needs no conditional use permit. Nothing is built yet.
