Goodman paid about US$200 million in cash for 350 and 370 West Trimble Road in October 2025, a 45.8-acre infill estate in north San Jose whose only revenue-producing asset is 500,349 sq ft of standing R&D space, part of it occupied by Lumileds, marketed for lease from October 2026. Two data centres of roughly 414,000 sq ft combined are planned on the ground, with up to 97.3 MW of power stated as available by 2028; a single 207,950 sq ft permit went to the city during 2025. The entitlement that already runs with the 10.9-acre parcel at 350 West Trimble is industrial rather than digital: San Jose files PDC22-009, PD22-028 and ER22-210 approved a 50-foot, 208,000 sq ft manufacturing and assembly building in August 2023, applied for by LBA Realty with Ware Malcomb as architect. Goodman calls the estate the Goodman Innovation Center San Jose, names no buildings within it, and as at 30 June 2026 the site does not appear on the company's global data centre pipeline of twelve named projects.
