The roughly 209,000-square-foot building sells colocation and turnkey data-center space to third parties across two carrier-neutral meet-me rooms hosting 46 unique carrier networks. Current power is about 1.5 MW, being expanded toward 4 MW, with a central cooling plant overhaul providing redundant cooling for the MMRs and colocation halls. In December 2025 the facility launched MCT-IX, the McAllen Internet Exchange, for U.S.-Mexico cross-border traffic. A more than $6 million upgrade adds colocation capacity plus a planned 3 MW annex targeting Q4 2026.
