T5 announced the Grayslake campus on 2 May 2024: 160 acres in Lake County, Illinois, already zoned for data centre use before the purchase, with up to 480 MW at full build and a first 60 MW targeted for the fourth quarter of 2027. An electrical substation is planned on the site itself to carry efficient and redundant utility power. The land is banked and the campus has no operating capacity. Grayslake is one of several Chicago-market sites T5 holds; the company added CHI V in Elk Grove Village on 26 March 2025, a 220,000 sq ft building of 36 MW due for occupancy in 2028. The T5 platform, formed in 2019, is owned by QuadReal Property Group and T5's principals.
