VIRTUS bought fifty acres of freehold ground at Saunderton, in Buckinghamshire about four miles north-west of High Wycombe, and is putting four data centres on it. The scheme was unveiled on 19 February 2024 with planning permission already granted and the site cleared. Construction began in the fourth quarter of 2024, and operational readiness was targeted for the second quarter of 2026. Capacity has been given as 75 MW of IT load in the launch material and 78 MW on the current campus page, drawn from a 120 MVA contract with National Grid. The design supports racks above 100 kW using liquid cooling, which is the campus's pitch to AI tenants. A ten-year annual carbon offset payment to the local authority formed part of the planning package. VIRTUS, owned by ST Telemedia Global Data Centres, markets the ground by campus name rather than a building code, and targets LEED Gold, a green-building scheme rather than a Tier award.
