QTS Richmond 5 is the 240-acre build-out on the White Oak Technology Park 2 land straddling East Williamsburg Road at Technology Boulevard in Henrico County, planned as six buildings, DC1 through DC6, for a single AI tenant. QTS took the core of the site in June 2024, paying $118.8 million for about 397 acres at 3250 and 3555 East Williamsburg Road a month after Henrico approved the 622-acre rezoning allowing up to seven data centers on 236 acres. Wetland approvals for DC1 through DC3 came from Virginia DEQ on 10 October 2025 and the Army Corps on 12 January 2026; the DC4 to DC6 applications filed on 13 February 2026 entered FAST-41 review that April, with QTS aiming to start DC5 by January 2028 at a cost above $200 million. The largest building is drawn at close to 1.2 million sq ft and the rest at 350,000 to 593,000 sq ft, so inventory here is whole buildings, not halls.
