QTS Ashburn 1 DC1 is a three-story, 427,000 sq ft building at 22271 Broderick Drive in Sterling, where the first hall opened to customers in August 2018. Twelve data halls, four per floor, each carry 2.66 MW, with 60,000 sq ft of office space across the front; the building opened at 32 MW and now holds 55 MW of critical capacity. CRAH units sit in corridors beside each hall rather than on the data floor, the design PUE is 1.18, up to 18 generators back the load, and liquid cooling is available for high-density deployments. The building is LEED and ENERGY STAR certified. Five networks and MegaIX Ashburn meet on site, with Cogent and Zayo among the carriers. A second building, DC2 at 22280 Randolph Drive, adds 22.5 MW to the 28-acre campus in the second quarter of 2026. Buyers can take cabinets, a full 2.66 MW hall or a multi-hall quadrant here.
