One of two near-identical shells COPT Defense Properties built in 2019 on a 19.5-acre parcel off Maries Road, MP-2 runs to 212,960 sq ft over two storeys with 28-foot walls, and Loudoun County assesses its replacement cost at $130.3 million. The county names the improvement COPT-AMAZON, which is unusual: COPT never identifies tenants building by building, and the assessor does. Title sits with Maries Tech Park LLC, care of COPT's Columbia headquarters, on Lot 5 of the Tall Oaks subdivision. The pair exists because of a 2018 site plan amendment, SPAM-2018-0029, which converted three approved flex-industrial buildings into two data centres on land zoned PDIP. The assessor rates the structure 98 per cent good, depreciating the figure to $127.7 million. COPT builds powered shells for hyperscale and US Government customers on build-to-suit terms and sells no colocation anywhere, so the electrical and mechanical plant here belongs to the tenant and is not disclosed. Across the company it owns and operates more than thirty such buildings, about 6.3 million sq ft, and it keeps more than 150 personnel holding TS/SCI clearances to meet its customers' security requirements.
