Aligned's Maryland hyperscale campus is a 75-acre site at 5601 Manor Woods Road in Frederick, inside the 2,100-acre Quantum Frederick park on the former Alcoa Eastalco smelter land about 25 miles north of Ashburn. The master plan holds four multi-story buildings and 264 MW, up from the 192 MW and 1.3 million sq ft first planned in 2022. The first building, IAD-04, won Frederick County Planning Commission approval in May 2023 at 450,000 sq ft and 72 MW and broke ground in February 2025; the site plan for three more buildings totaling 1,149,000 sq ft was recommended for approval on 14 May 2025, and IAD-06, also 72 MW and 450,000 sq ft, topped out in March 2026. Maryland granted a provisional exemption for up to 70 MW of diesel generators, and QLoop fiber links the campus to Ashburn at sub-millisecond latency. Buyers can take a building, a phase or a hall across the four-building plan.
