Construction started in April 2026 on Beale Infrastructure's 300-acre campus at the north-west corner of 103rd Street and Edgerton Road in De Soto, Kansas, just south of Kansas Highway 10 and west of the Panasonic battery plant on the former Sunflower Army Ammunition Plant land. Beale, a California developer, calls the scheme Project Pilot. Four buildings totalling about 2.9 million sq ft are now approved, roughly double the 1.14 million sq ft first filed: the city's planning commission signed off the enlarged programme in April and May 2026, a decision that drew complaints from residents. Phase one covers a 300,000 sq ft building and an 863,000 sq ft building and is expected to complete in 2028; phase two adds two more of 864,000 sq ft each on a timeline Beale has not published. The project has been valued at $3bn to $3.1bn.
