Colocation space
155,000
sq ft
AWS has run a data centre on boulevard Lionel-Boulet since 2018, on 1.5 million square feet of ground - about 34 acres - bought from Hydro-Quebec beside the utility's IREQ research institute at 1800 boulevard Lionel-Boulet. The first phase was a 155,000-square-foot shielded building rated to withstand hurricanes, developed and owned by Groupe Montoni, built by Bricon under the project name Zamboni, and leased to Amazon rather than self-owned. Bedrock at the surface was among the reasons for choosing the site, since it removed the cost of piling. Varennes projected $600,000 to $700,000 a year of municipal tax from that first phase.

Frequently asked questions
Why was Varennes chosen?
Surface bedrock that avoided piling costs, adjacency to Hydro-Quebec's IREQ research institute for power, and Quebec hydroelectricity. Hydro-Quebec covered roughly $2m of the connection cost for the first Quebec building.
Who holds title to the Varennes building?
Groupe Montoni developed and owns it and leases it to AWS. Bricon was general contractor and the land came from Hydro-Quebec.
What more is planned on the site?
A second building of 155,000 sq ft and a third of similar size, adjacent to the first, dated to 2025 and 2027.
What did Amazon buy in Varennes in 2024?
Amazon Canada Fulfillment Services bought a lot of roughly 918,000 sq ft at 201 chemin de l'Energie in October 2024 for more than $41m. No building permit had been issued and the city did not state the intended use.
