Aurora is the largest building in the owned portfolio at 150,000 sq ft and 8 MW, purpose-built in 2001 as SunGard Availability Services DEN-3431 and run for years as a single-tenant recovery site. It is also the portfolio's forward position: in May 2026 the operator and Aphorio Carter named Aurora one of two priority letter-of-intent sites in a roughly 200 MW AI-ready development pipeline. Today the plant is 2N UPS across 16 units with N+1 generators on a 34,000-gallon tank and a 1,000-ton N+1 cooling system. Security runs to more than 90 cameras on 90-day retention, and a weather-protected dock takes full-size trailers.
