EWR15 occupies the larger of two structures on a 35-acre parcel at Union Boulevard in Totowa, New Jersey, about twenty miles north-west of Manhattan and clear of the Hudson County flood exposure that shapes much of the region's data centre stock. Digital Realty bought the property in November 2012 for $16.8 million as a redevelopment, converting a former Hoffmann-La Roche warehouse, and announced the first phase at 15.75 MW of critical IT load with a 50 MVA substation planned on site. County assessment records treat 701 and 703 as a single parcel of 260,609 sq ft built in 1980.
