DE3 is CoreSite's third Denver facility, under construction on 13.6 acres at 4900 Race Street that the company bought for $33.15 million in December 2022. The first building topped out on 6 October 2025 at 180,000 square feet, and CoreSite has it scheduled to open at the end of 2026; the full three-building campus is planned for 60 critical megawatts with its own on-site substation and dark fiber to DE1 and DE2. CoreSite describes it as the first purpose-built colocation data center constructed in Denver in two decades. Denver adopted a moratorium on new data center permits in 2026, from which DE3 is exempt as an already-permitted project - which makes this capacity unusually scarce in the market. Denver requirements today are served from DE1 and DE2; ask us to track DE3 and we will flag it when pre-leasing opens.
