The Culpeper campus is DataBank's newest in Northern Virginia and its answer to the power constraint that now governs Data Center Alley: eighty-five acres less than fifty miles from the Ashburn campus, inside a designated Technology Zone with preferential tax treatment, carrying 192 megawatts of critical IT load across two buildings and up to 1.4 million raw square feet at full build. Both support 45 kW per cabinet on air and more than 100 kW liquid-cooled. For an AI or federal workload that wants Northern Virginia latency and Northern Virginia networks without the Ashburn power queue or the Loudoun County land price, Culpeper is the trade being offered, and the tax zone makes the arithmetic work.
