Eaton built this as Project Bluegrass, announced in 2008 against a $160 million Shelby County industrial revenue bond and commissioned in 2011 to replace ageing data centres near the company's Cleveland headquarters. Of 102,500 sq ft on 21 acres in Kingbrook Commerce Park, 10,000 sq ft is live raised floor and a further 10,000 is held as shell, and the plant was sized for 1 MW of critical load rather than for density: a water-side economiser delivers free cooling for roughly seventy per cent of the Kentucky year against a design PUE of 1.7, with data halls held at 74°F and 47 per cent relative humidity. Kentucky Utilities feeds the building on two separate services behind an N+1 uninterruptible supply and two 2 MW generators. Aphorio Carter bought it in February 2025 alongside an identical twin at 12901 Plantside Drive in Louisville for about $35 million. In May 2026 the owner named the Kentucky building a letter-of-intent priority in a roughly 200 MW pipeline, with 365 Data Centers lined up as long-term operator.
