Four and a half acres carved out of the 118-acre FedEx World Technology Center campus carry this 2001 building: 41,000 sq ft of raised floor inside more than 86,000 sq ft of structure, four times the live floor of its owner's Kentucky pair in a building a decade older. The 10 MW figure the owner publishes is generator backup, not critical load. Aphorio Carter bought the asset in November 2023 for about $13 million, net leased in full to a single logistics tenant, and it was the one building left out of the May 2026 redevelopment pipeline that named the Kentucky sites.
