QTS Ashburn 3 DC1 at 22291 Shellhorn Road is a 42 MW, 310,000 sq ft building with 170,000 sq ft of data halls, each configurable up to 10.5 MW. Ground broke on June 1, 2020, commissioned power was in place by December 31, 2020, and the building was completed in March 2021, winning the Northern Virginia Technology Council's 2021 Data Center Construction Project of the Year. Power runs through 32 N+1 pods, each with a 1.5 MW UPS and switchgear backed by a 2.25 MW generator, with the UPS rooms prefabricated off site. It was among the first buildings on the QTS Freedom Standard design, with dual loading docks and oversized equipment hallways. Eight networks and MegaIX Ashburn meet in this building, including Cloudflare, Akamai, Zayo and Megaport. Its sibling DC2 next door followed in September 2022 at the same 42 MW. Buyers can take cabinets, a 10.5 MW hall or multiple halls here.
