QTS Ashburn 3 is a two-building campus on Shellhorn Road in Ashburn, Loudoun County, with DC1 at 22291 and DC2 at 22271. Each building was built as a 42 MW facility with modular power deployment, fed from an expandable substation adjacent to the site; the campus holds 80 MW of critical capacity today, against 84 MW planned when construction finished in 2022. DC1 was completed in March 2021 and DC2 in September 2022, both on the QTS Freedom Standard design with dual loading docks and oversized hallways. Site area is 24 acres in the October 2022 completion figures and 25 acres in the current campus plan. A redundant campus fiber conduit system runs express fiber to each building, and cooling uses air-side economizers for free cooling. EV charging, leasable office space and flexible workspaces are on campus. Buyers can take halls in either building or a full building's worth of capacity.
