Aligned IAD-01 is the 368,755 sq ft, 60 MW first building on the 26-acre Ashburn campus at 21890 Uunet Drive, less than 800 feet from the original MAE-East exchange site. Its first 12 MW was commissioned in September 2019 with two data halls, under six months after the building permit. Campus critical power comes from two diverse 230 kV Dominion substations; inside the building, N+1 block-redundant electrical with 3 MW generators and 2 MW UPS line-ups feeds racks on A and B paths at 415 V. Delta³ air cooling arrays sit in dedicated mechanical galleries, secondary loops carry taps for DeltaFlow liquid cooling, and cabinets scale from 1 kW to 50 kW in place. Zayo is the one network on site, with more than 50 carriers on routes in the immediate area. SOC 2 Type 2, PCI DSS and ISO 27001 apply here. Buyers can take cabinets, a hall or a build-to-suit block within the 60 MW.
