Aligned IAD-02 is the two-story, 513,000 sq ft second building on the Ashburn campus at 21821 Uunet Drive, designed to expand to 120 MW with an exterior mechanical yard. Construction began on 2 June 2020, the structure topped out on 3 December 2020, and the first phase was planned as a fully commissioned 40 MW. Together with the 60 MW IAD-01 next door it takes the campus to 180 MW and about one million sq ft at full build, drawing critical power from multiple diverse 230 kV substations. The electrical plant follows the N+1 block-redundant layout of 3 MW generators and 2 MW UPS line-ups with 415 V A and B distribution, and the mechanical galleries hold Delta³ air cooling with secondary loops tapped for DeltaFlow liquid cooling. The same SOC 2 Type 2, PCI DSS and ISO 27001 program covers IAD-02. Buyers can take a hall, a phase or the balance of the 120 MW.
