Aligned IAD-03 is a four-story hyperscale building at 22715 Relocation Drive in Sterling, planned at 72 MW and 430,000 sq ft at full build on a 10-acre site master-planned for two buildings, bought from Hughes & Smith for more than $18.2 million in 2022. Announced on 26 July 2022 with phase one targeted for fall 2023, the site was first permitted for a 304,170 sq ft building; in May 2023 Aligned asked Loudoun County to rezone 10.14 acres from R-1 to PD-OP for a 150,000 sq ft extension to reach the full 430,000 sq ft. The design repeats the N+1 block-redundant plant of 3 MW generators, 2 MW UPS line-ups and 415 V A and B distribution, with Delta³ air cooling in mechanical galleries and DeltaFlow liquid loops for GPU halls. IAD-03 sits under SOC 2 Type 2, PCI DSS and ISO 27001. Buyers can take a floor or a phase of the 72 MW.
