Aligned IAD-04 is the first of four buildings on the 75-acre Maryland campus at 5601 Manor Woods Road in Frederick, a 72 MW, 450,000 sq ft data center on the former Alcoa Eastalco smelter land of the 2,100-acre Quantum Frederick park. The Frederick County Planning Commission approved its site plan 4-3 with conditions in May 2023, with 42 generators drawn, and Maryland's provisional exemption covers up to 70 MW of diesel generation. Aligned paused the project in mid-2023 over that generator ruling and broke ground in February 2025. The campus is master-planned for 264 MW across four multi-story buildings, with QLoop fiber linking Frederick to Ashburn at sub-millisecond latency. The design carries 3 MW generators and 2 MW UPS line-ups in N+1 block-redundant topology, 415 V A and B rack feeds, Delta³ air cooling in mechanical galleries and DeltaFlow liquid loops for GPU racks. Buyers can reserve a hall or a phase of the 72 MW.
