Dominion Energy Virginia owns the substation ground here outright: Amazon deeded 4.96 acres at 15425 John Marshall Highway to Virginia Electric and Power Company in April 2020 for $320,754, the physical trace of the Haymarket 230 kV transmission case the Virginia SCC settled in July 2018. Amazon Data Services holds the 38.5-acre parcel next to it at 15435, carrying four buildings dated 2017, 2020, 2022 and 2024: two of 147,187 square feet, a 17,421-square-foot support structure, and a 141,592-square-foot hall whose 43-foot walls are the tallest on any building in this group. A fifth building of 236,082 square feet from 1999 sits on 28.27 acres at 15395 under DC 11 DE LLC and is still the largest single structure on the campus. Improvement value on the Amazon parcel has run $191.5m for 2023, $475.5m for 2024, $823.2m for 2025 and $992.6m for 2026, taking that parcel alone past a billion dollars. Prince William zones the Amazon ground planned business district and the 1999 parcel light industrial, filing both under assessment neighbourhood 04319 Data Centers.
