AS01 is the first and larger of two EdgeCore buildings on Maries Road and Moran Road in Sterling, which the company markets under the Ashburn name. It stands at 45831 Maries Road on a 7.6-acre parcel co-developed with Penzance from March 2023, part of 17 acres EdgeCore holds for the pair. At 348,000 sq ft it will carry 72 MW of critical IT load, out of 114 MW across a 685,000 sq ft campus; Dominion Energy serves it, and cooling is by air-cooled chillers using little or no water. Ground was broken in February 2025 and the building topped out that September, with initial occupancy set for November 2026 and the sibling AS02 at 1501 Moran Road following in July 2027. EdgeCore closed $1.5bn of construction financing on 21 April 2026, the AS01 tranche structured as a green loan with ING Capital as sole structuring agent.
