H5 Data Centers Ashburn is a three-story, 255,000 sq ft building at 21800 Beaumeade Circle with 42 MW of critical load, raised on the site of an earlier H5 facility that was demolished in March 2023 to make way for it. Dominion feeds up to 60 MVA to the building and the floors stand on 25-foot slab-to-slab heights with air-cooled chillers, outside-air economization and fan walls. In July 2024, ahead of a go-live later that year, a single hyperscale tenant leased the entire site, so no colocation inventory exists in this building today. Up to four diverse points of entry serve the fiber on Beaumeade Circle, with direct AWS and Azure connections published for the site. SOC 2 Type II and ISO 27001 cover the site. What a buyer can take here is a future whole-building or multi-megawatt position if that lease ever releases capacity.
