Compass has three identical shells going up on about 121 acres at 12500 W Joe R Ramirez Road in El Mirage, at the south-west corner of El Mirage Road and Peoria Avenue. Each is a single-storey precast concrete building of 208,000 sq ft standing 30 ft tall, with roughly 170,000 sq ft of data hall inside and equipment yards larger than the buildings themselves; each carries 36 MW, for 108 MW at campus buildout. Maricopa County records five parcels under the Copperwing Logistics Center subdivision, held by Compass Datacenters PHX IIA, PHX IIB and PHX IIC LLC, with a fourth entity, PHX II-I LLC, on the infrastructure parcels - the letters are how Compass names its own buildings. The land came from Dermody Properties' LogistiCenter at Copperwing. Vanderweil Engineers did the building design and HILGARTWILSON the civil work. The parcels were still on the assessment roll as vacant commercial land in mid-2026, with construction under way.
