MRS5 is Digital Realty's next Marseille build, a 12,000 sq m (about 129,000 sq ft) facility rising on the city's northern waterfront inside a 1960s Saint Louis sugar silo that had stood empty for years. Total site electrical capacity is planned at 103 MW, with roughly 22 MW of customer IT load at full build and a design PUE of 1.3. About half the refrigeration will be drawn from the Galerie de la Mer river cooling already serving the port campus, the balance from mechanical chillers, and recovered heat is earmarked for port installations or the Massileo district heating network. Demolition began in 2024, construction runs through 2027, and the building is scheduled to open in 2028. Anyone sizing Marseille capacity should read this as forward capacity rather than space available today.
