The Digital Dulles campus is a 433-acre site off Old Ox Road in Sterling, acquired by Digital Realty from the Metropolitan Washington Airports Authority and master-planned for fourteen buildings totalling 11.7 million sq ft, with as much as a gigawatt of capacity delivered through six on-site substations. The first building, IAD44, came into service in 2023 at 648,500 sq ft, and a January 2026 application adds two further buildings and expands two of the substations. A buyer with a multi-year growth path can contract phased capacity here at hyperscale under one operator, one campus fibre plant and one power programme.
