Aligned's Peoria site is a 95-acre parcel at 75th Avenue and Butler Drive inside Peoria Logistics Park, bought from VanTrust Real Estate for $43.2 million in October 2024 with no plans disclosed at purchase. Planning documents filed with the City of Peoria in March 2026 describe a two-building campus totaling about 916,000 sq ft, and the filing passed the city's first round of review by the end of May 2026. The land sits in a zoning district that already permits data center use, outside the City of Phoenix, whose 2025 data center zoning and noise ordinance blocked Aligned's Deer Valley office-park conversion. No megawatt figure, utility feed or construction date has been filed for the campus. Buyers planning for 2027 and later can discuss a building or a phase on this site.
