Aligned PHX-07 is an 80 MW, two-story data center at 8785 N Reems Road in Waddell, the first building on the 100-acre West Valley campus near Luke Air Force Base. Lease Crutcher Lewis built it in two phases; the second, 214,078 sq ft with six data halls, added 40 MW of IT capacity on prefabricated 2 MW UPS modules, 3 MW generators and rooftop 305-ton chillers, with Lewis also delivering the full tenant fit-out. In April 2025 the building was due to go live later that year as PHX-13 broke ground on the same site, a former rose farm whose unused well rights Aligned retained to keep groundwater on site. Arizona Public Service is bringing a new 230 kV transmission line to the campus. The N+1 block-redundant electrical and Delta³ air cooling with DeltaFlow liquid loops follow the Phoenix design. Buyers can take a hall from the six in phase two or a block of the 80 MW.
