Aligned Waddell Campus
8805-8785 N Reems Rd, Waddell, AZ, 85355, US
Aligned's Waddell campus is a 100-acre site at 8785 N Reems Road in the West Valley near Luke Air Force Base, a former rose farm bought from LXP Industrial Trust for $86.5 million in December 2024 and master-planned for four buildings with more than one million sq ft of data hall space. PHX-07, an 80 MW two-story building delivered in two 40 MW phases, was due to go live in 2025, and the 72 MW PHX-13 broke ground on 15 April 2025, leaving two further pads. Arizona Public Service is building a new 230 kV transmission line for the campus, and Aligned retained the farm's unused well rights so groundwater stays on site. Each building carries the Phoenix design of 3 MW generators, 2 MW UPS line-ups, 415 V A and B feeds, Delta³ air cooling and DeltaFlow liquid loops. Buyers can take a hall in PHX-07, reserve a phase of PHX-13 or plan a build-to-suit on the remaining pads.
