GDC – VA11 Data Center
John Marshall Highway / Daves Store Lane, Gainesville, VA, 20155, US
VA11 at 7251 Grove Hill Boulevard in Gainesville is the second building planned on NTT's 336 MW Prince William County campus, a two-story structure with 307,267 sq ft of data floor and 96 MW of critical IT load in twelve 8 MW vaults, due to open in early 2027. Four utility circuits of 41.7 MVA each were delivered by January 2026, and on March 3, 2026 NTT DATA announced a hyperscale commitment of more than 90 MW in this building. Air-cooled halls with fan-coil walls and hot-aisle containment support 20 kW per rack, with liquid cooling for racks at 70 kW and above. Redundancy is N+1 distributed per vault with dual-corded feeds and 24-hour fuel. The campus occupies 103 acres bought from Lerner Enterprises in 2022 for a four-building, two-million-square-foot program. With most of the building committed, remaining capacity is sold at vault scale.
